Lagos State Government Intensifies Action Against Unauthorized Property Developments
LAGOS – The Lagos State Government has increased enforcement measures against property estates operating without approved layout plans and necessary building permits. Multiple structures along the Lekki corridor and parts of Lagos Island have been sealed as part of this initiative.
The enforcement activities were conducted by the Office of Physical Planning, following warnings issued to developers in 2025. At that time, the government identified 176 estates working without proper approvals, primarily in the Eti-Osa, Ajah, Ibeju-Lekki, and Epe areas. Developers were given a 21-day deadline to rectify their approvals.
According to the Ministry of Physical Planning and Urban Development, the affected estates were deemed illegal for lacking mandatory layout approvals. The government stated that such developments threaten orderly urban growth and conflict with the objectives of its T.H.E.M.E.S Plus Agenda.
Estates previously listed for enforcement action include Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate Elegushi, and Royal View Estate in Ikota.
Dr. Oluyinka Olumide, the Commissioner for Physical Planning and Urban Development, confirmed that the operation began Wednesday and was managed by Director of Development Matters, Hakeem Animashaun. He emphasized that the focus was on estates along the Lekki corridor that had already been warned.
While the exact number of sealed structures has not been disclosed, Olumide reiterated the state government’s unyielding stance on unauthorized developments. “We will continue to enforce compliance across Lagos. Developers must secure layout approvals and building permits before starting construction to avoid sealing and other sanctions,” he stated.
Olumide further remarked that the Office of Physical Planning possesses legal authority to ensure that all developments align with approved planning standards and regulations. He noted that this enforcement drive illustrates the government’s commitment to sustainable urban development, public infrastructure protection, and effective growth management, especially in rapidly developing areas such as Lekki and Ajah.
Additionally, he announced plans to extend similar enforcement actions to other regions of the state to enhance adherence to planning laws.
Estates affected during the latest operation include Victoria Nest, Vistaview Estate, Empire Homes, JadeView Estate, BlessedView Homes, and Micrian Villa Estate, among others.
